Wallet Friendly Purchase for Our Home!

As the renovation of the house come to a close, it is time to start furnishing to turn the house into a home! And being young couple who are working with limited budget; aim $30k for the house for everything and every cents comes from our pockets [OUCH!], we are always ready to go the distance for research and hunt for wallet friendly buys so that we dont go over our budget!

Thus, beside just taobao, we would like to share some of the other budget purchase which we hunt down and hope this will help other young couples in the budget planning and home renovation as well! =) 

1) Electronics and appliances
  • The common place for cheap appliances is "GOH AH BEE" which is located at Hougang street 21 which is near where Kovan market and Heartland mall is. Their stuff are usually cheaper as compared to place like Courts, Harvey Norman, Gain City and the other giant stores. For quotation, you can simply drop by their place @ kovan or just drop them a call @ 6288 8611. 


  • Another cheap dealer is Jerome (very popular in renotalk), Jerome actually is the main contact person for "Kah Hock Repairer & Trading". They are located at 87 Circuit Road #01-989. Stan and I got quite a bit of our stuff from them actually. Depending on the brands and items, some of their stuff are cheaper than "Goh Ah Bee" or comparable. Thus, we end up getting our Hob & Hood (Turbo), Washing Machine (Samsung) and Fridge (LG) from them.

The pros of these traders is that they are actually cheaper as compared to the giant stores. But the cons which some may need to look at is the need to pay by cash; no installment & no credit card. After much calculation, Stan and I know that the saving we get from these dealers will outwin the rebate any credit card company give us. So if paying by cash is not a problem, then this is probably the best deal you can get! Which we did! 

2) Home Networking

Not really sure what is this since stanley is the one who plans it, all I know is that this is some thing about setting up the home network of your house so that you can have lan or better wifi in all the rooms. Else base on what HDB gives and the layout of the BTO, network will be weak in the rooms if you do not do so. You can read more about it at this site "PATNOTEBOOK"

Anyway, we engage someone to help us with it, not the cheapest since if you are real pro you can actually do-it-yourself, but we are kind of busy with too much stuff so hiring someone is our best options!

3) Air-conditioning

With the crazy hot weather all around the world now, air-conditioning seems to be a must-have in all BTO today. Depending on what you are looking for air-conditioning can be rather expensive and burn a huge hole in your pocket. So finding the right one is important and by right one we mean one with good service and after-care service. 

Before we even started we were dead set on having a Mitsubishi Starmex Inverter System 4. Since Stan strongly feels that the living needs air-conditioning as well. So after much researching and comparing and looking at reviews, we decide to go with "Star Cool Air-Condition Engineering" which provides good service and is affordable as well; $3850 for our system 4 including 2 installation trips.

4) Instant Heater and Ceiling Fans 

This can be very costly items to buy in Singapore. Made a few trips to various places and the price of some of the items give me a shock! Example is the Alpha Smart 18i instant heater with pump which cost $600 plus in Singapore and that was suppose to be cheap. 

Anyway after much research and some reliable source of information, we decided to head into Malaysia to get these items! Exchange rate is about SGD$1 = 2.56 Ringgit. With help from Stan's Malaysian friend, we head to "TAMPOI LIGHTING CENTRE SDN. BHD." @ 2, 4, 6 Jalan Titiwangsa 3/1, Taman Tampoi Indah 81200 Johor Bahru.

So yup, here are all the budget items we got beside TAOBAO-ing. Still we got a lot of items from Taobao which we will share with you all when the loots comes in! In the mean time we are just taking out time to slowly furnish our home! Love Love.

Checking of Defects

Before the Renovation begins, we need to check all the defects of the house, so here we are back at our BTO one day apart from the opening door day, to check for defects! It is good to do it on different day so that you can really see what you need to bring down. But anyway here are a list of items we had so that it makes checking of defects a more enjoyable thing to do!

1) mini table (From NTUC)
2) 2 x mini stools (From NTUC)
3) measuring tape (To make any measurements you make like to make)
4) screw drivers (+ screwdriver, to remove the screw on the water meter before you can use the handles which you can find in the letter box to turn on the water supply)
5) HDB defects report paper (To report any defects)
6) masking tapes (To indicate the defects location)
7) marker (To write down the number sequence of the defects on masking paper)
8) pen (To write on the defects report paper.. DUH?)
9) wet wipes (Clean hand, and also to wipe off any stains which are actually removable and not defects)
10) tissues (Wipe mouth after food lo)
11) newspaper (To lay at the service balcony to see there is a need for window during raining days.)
12) water & food (Eat and drink lo..)
13) Fan (For hot weather)
14) LED portable night light (To test the pre-installed power plug)
15) Multi-plug (For my fan and charger)

So, Stanley pick me up from school and we head down to the BTO site, but since it was lunch time we decided to "da bao" lunch and eat there. It is a nice and sweet experience to do with your love one since it is like the first meal at our love nest before any work starts.

So here we are, all set up!

After lunch the real work starts! Have masking tape and marker ready to label all the defect, we kind of label it according to numbers and we follow the number when we list them down in the defects report paper. The masking tape helps both you and the contractor to identify the places where the defects are easily. We also went room to room so that it is easier for us and it helps to ensure that we cover all grounds! 

LED lights to check all the plugs. Newspaper to check if water splash into the service yard when it rains. It will take at least a few hours to check everything and to note them down. 

So here are some of defects found!

Most serious is this, the water main was leaking! 

Turn on the main for like 7mins and this happens outside the house.

After checking the defects all you have to do is to report to building services and they will get it fix in like 14 working days! You will have to leave the gate key to them and leave the main door unlock. 

Once they are done they will call you so that you can check again!

Key Collection & 开门大吉!

Finally the day arrive!

After a long wait it is finally our turn to collect key!

Our appointment was on 23/05/2014, so almost 3 years after we select our flat we finally got our keys!

Things to bring:
1) IC of both applicants.
2) Marriage Cert
3) Appointment Letter

I keep reminding myself to bring all this, but yeah shit happens, on the day itself, Stanley fetch me from school, I left our marriage cert in school, thus have to go back and collect it. >.< Poor Stanley have to drive back and fro after his night shift work, he was like super moody and tired i guess. Opps.

Once we reach HDB Hub, we got our Q number and head up to level 2 to get the fire insurance. Upgraded it to cover the inside as well, it is about $65+ per year, which is quite alright since Aviva charge @ $70 per year for almost the same coverage.

Us, both shag from work! 

After we get the keys and sign millions of documents telling us the loan, this and that, we head up to make payment for the town council; $51.50 for AHGPE Town Council; and yup, we are under WP, opposition side. We also started a PUB/SP account; $100. 

Total amount in cash payment:
1) $326 (Fire insurance + Upgrade to cover inside; 5 years premium) 
2) $51.50 (Town Council) 
3) $100 (Deposit for PUB / SP Account, will be return upon closure of account; when you sell the house) 

After the payment you go back to the sales officer to collect all the documents for your house and you are free to go!

Did not open door on the same day as we were too tired! So yup, rest rest rest. Will head down on Sunday, 25/05/2014 to open door with my mum and dad. 

So Sunday came and we all head down, but before that there were a few things to buy, we are not really particular about the religious stuff we need to do to open door, so we just did the most "basic" kind of things for the fun of it, no harm right?

So yup, got the following:
1) One Pineapple
2) Eight Oranges
3) One Huat Kuek
4) Rice & Salt Mixture

So this is what you do according to my parents before you open the door, 
1) Kick the door 3 times 
2) Say lots of good things
3) Throw a handful of rice and salt mixture at the door
4) Open the door
5) Roll the pineapple and oranges in
6) Place the Huat Kuek at the centre of the living room
7) Throw rice and salt mixture at all corners of the house

Tiles Shopping

The renovation process of our house is one which Stanley and I would love to experience together. It is like what better to do than to see our love nest being built up one step at a time by our shared opinion, research and considerations. Therefore, throughout the process we make sure that we attend the appointments together and make critical decision together. It is really fun and exciting to see the house slowly come in place.

Having decided and paid the down payment for our ID, the very first step into the designing work is to do tile selections. As we have decided to use homogenous tiling for both our living and bedrooms, we need to firstly select the tiles for our house before the 3D design can be done. However, before we select our tiles, both Stanley and I need to know what kind of feel or theme we want for our house. In short, this is the sequence of how things should flow after confirming your ID.

1) Knowing the general feel and theme which you want for your house.
2) Tile Selections.
3) 3D work by ID.

The tiles and flooring selection allows the ID to kind of blend the colours which is suitable for the tiles you have chosen. So before we went ahead to select our tiles, we look up some renovation books and online images to identify the feel or theme which we like. After much research, we decided we like a minimalist modern look, which have simple and classy design with colours like white, black and various tones of grey. From there, we have also decided that we wanted the living floor to have a slight contrast from the bedrooms floor; light colours flooring in the living room and dark colour flooring in the bedrooms.

So decided modern will be our direction, however, me being me, I love bright colours and hence i look up online at how different colours can contrast with the modern theme and found some quite nice designs. 

Grey, White and RED! 

Colour contrast, can be done by little details or items you place in your house. After much consideration, we both decided to go with ORANGE! The bright and loud kind of ORANGE!

Thus, with all this research, we finalised our theme as MODERN BOLD. MODERN; the Grey, White & Black. BOLD; the Orange. 

With that we went to Hafary Balestier @ 560 Balestier Road for our tile selection.

The whole place is huge and it take quite a bit of time to shop around and short list the tiles which we may want. Really there are so many of them it may be confusing after some time and you need to regroup and focus on your theme again. After much short-listing and also going back to the tiles, eliminating and thinking, we finally selected a high gloss light colour tile for our living and a matt light grey tile for our bedroom. The tiles have little stripes texture and details which allows the living and the bedrooms tiles to match each other.

Choosing an Interior Designer (ID)

Earlier on in November, 2013, we talk about the tips on finding an ID. Now after many many months of finding and also a bit of procrastination, we are finally have to settle and finalise on one ID who will be helping us in building our home!

We have met with many different ID and each of them leave different impression on us. Some are yes man, they say yes to everything and also our limited budget, but in the end when the quote came out it is a totally different story. SAD! Some pre-judge you based on your budget, if your budget is too low, they are simple not interested. Some are simply brand sake, their prices are 3 to 4 times that of market rate simply because of their branding (not really quality) and the fact that they give "lifetime warranty" which think about it you won't be using either, least not Stanley and I as we do dream of moving into EC or Private condo in the future. Of course this are the one which we strike off, but there are also nice one who we shortlist. And these are the people who have been very honest with us, they understand our budget constraint and work within our means and teaches and help us to achieve the best out of what we can offer and what they are able to do.

As stated earlier in the November post, we have a "control" list of the items we want the ID to quote us for, and this allow us to really compare item to item and price to price, which is good. In the end, we shortlisted 2 ID one from Dezign Culture; Jason (81884595) and another from Dots n Tots; Jeverson. They were both honest and nice and were able to give us good quote within our means and also able to advise us on what we should do and also give good suggestions to make our home more interesting.


In the end after a few more interaction and meetings, we decided to go with Jason (81884595) from Dezign Culture. Simply because he was more contactable; he update us when he is going overseas or overseas just in case we needed to find him, even though we have not sign with him yet, he inform us on sales and also help with my parents quotations and explaining to them what needs to be done for renovating a resale flat and also advise them on some issues. I find him very helpful and also very easy to speak to. So in the end we decided to go ahead with him and end our hunt for our home ID!

Once we confirm the ID, he took about a week to give us a final quotation which we needs to sign. Here, you kind of need to ensure that everything u need is stated inside and things which you are pending is stated in the KIV list with the price written as well so that you know they won't quote you another price after you sign the contract with them. Also when you sign the contract do READ it clearly and yup here is the part where you pay 10% of whatever is quoted.

The payment system are as such;
10% upon confirmation, once this is paid, you will select your tile design and colour and then 3D work begins.
45% before start of work, for the ID to get materials to begin work.
20% before carpentry work.
15% upon completion, but before checking of defects.
Last 10% upon defects fixed if any.

So there we go tie down to our ID and hopefully it is a good investment for our future!

Home Protection Scheme (HPS) VS Private Mortgage Insurance

Having done our HLE, we know that it will be soon we will be getting the keys to our love nest and also entering the next milestones together making major decision in our life.

Thus, one of it is really deciding between HPS and a private mortgage insurance plan. We actually met up with our Financial Advisor to understand more about all this and we hope to share these information with you. Hopefully it help you in a way too. =)

1) So firstly, what is all this about?
It is basically getting yourself insured for your house in case (touch wood), anyone of you who is "paying" for the house via CPF becomes terminally ill, dead or permanently disabled that they can no longer work. 

2) So what is HPS?
The Home Protection Scheme (HPS) is a mortgage reducing insurance which insures CPF members and their families against losing their homes should members become physically / mentally incapacitated or pass away before their housing loans are paid up.
You have to be insured under HPS if you use CPF savings to pay your monthly housing instalments under HPS.
However, you can apply to be exempted from HPS if you already have a mortgage-reducing insurance or an appropriate life insurance policy that is enough to cover your outstanding housing loan up to the full term of loan or age 65, whichever is earlier, in the event of permanent disability or death.

3) So what is the difference between HPS and Private Mortgage Insurance?
  • Portability / Transferability
For HPS, your HPS cover will be terminated if you sell your flat, or redeem your loan earlier. Similarly, if you buy a new flat such as upgrading, the HPS cover for your old flat will be terminated. Buying a new HPS may be more expensive at your prevailing age and is subjected to underwriting.
In short, HPS goes with the house not the person, so if you change house your HPS will be terminated and buying a new house will means buying a new HPS as well but the new price and all is subjected to the age you purchase the house and also many other stuff.

For Private Mortgage Insurance, the plan is portable. You do not need to cancel and buy another one for the new property. Instead, you just need to top up the difference between the sum insured and the outstanding mortgage loan.
In short this goes with the person, is kinda like a life / term plan you see, mean is the amount the insured, not the house. So now you may buy a house that cos $300k but you can choose to insure like $300k too. But in the future when you buy a new house that is $400k, you can choose to just keep the insured amount as $300k or top up but it is really up to you. If you feel that $300k is more than enough then it is fine.
  • Extended Benefits / riders
For HPS, you are not able to add on benefits such as critical illness or personal accident coverage.
So no riders for HPS.

For Private Mortgage Insurance, the options to protect against critical illness or personal accident are available.
So means can add riders like any other insurance plan. 
  • Claim Process
For HPS, CPF will liaise directly with HDB or the approved mortgagee to settle the outstanding housing loan up to the insured sum.
Means, you don't get the money, HDB just gets the remaining sum you "own" so you just simply don't need to pay them anymore.

For Private Mortgage Insurance, the insured sum of money will be given to the HDB flat appointed beneficiary. This allows full flexibility on how to make use of the cash, e.g. to pay for emergency expenses or, simply putting aside to generate potentially higher interest in concurrent with the housing loan payment instead of paying the loan lump sum.
Means, you get your insured sum as whole. And you can use the sum to pay and usually there will be excess if you choose to insured more than your mortgage amount. So you can use the money for whatever else. 
  • Premium Rates
For HPS, there is only one rate and the premium will be deducted automatically from your CPF Ordinary Account (OA).
Means, no need to pay cash and is like $78+ Per person per year. Unlike many years ago it use to be like a lump sum of $10k for like 30 years; which is totally stupid for ppl will sell house and yet when you sell house it gets terminated.

For Private Mortgage Insurance, there are various Insurance Companies to shop around for competitive Mortgage Protection Insurance premium rates. There are monthly, quarterly, half-annual and annual modes to choose from. Premium is paid in cash.
Means you need to account it to your monthly expenses as it is cash payment! and the fee is dependent on like sum insured and if it is a life or a term plan. 

So after all the information and the thinking, we decided to go with HPS as I already have a life plan which have like a $300k coverage which will be enough to cover the house whole sum and all thus, we reckon that a HPS is already enough for us to cover whatever else we need for the house and we don't need more coverage and more money spend on insurance. So yup, will be going on with HPS on the day with sign the loan and get the key! 

Also get news, our, HLE was approved not long ago while i was away on a school trip in vietnam; 11/03/2014. Happy to hear the news from love while i am in vietnam. 
March is really a busy month for us as i was overseas with the school from 11 march to 14 march, whereas Stanley will be away for reservist from 17 March to 22 March!! Gosh I am all alone during the March holiday period. 
But yup work still need to be done and soon we will need to decided on more things!!

Housing Loan Eligibility (HLE)

After almost 3 years, our BTO; Hougnag Parkview is finally at a stage at which it is almost done and 2 blocks of flats are already in the midst of getting the keys to their home! Our block is the 3rd one so of cause we are excitedly waiting for any news of it being done, and soon before we know it here is the first news!

The letter for us to apply for our HLE; received on 19/02/2014. Deadline for submission is 04/03/2014, but of cause we plan to do it earlier.

The application of the HLE is a submission of a series of letter and also our pay slip and our CPF statement to prove that we are able to service the loan in the future. The last time when we first applied for the HLE was when we got the Q number for our BTO, then only i have started working and that was in July 2011; I started work with MOE on June 2011 where as Stanley started work with Mircon in September 2011, Looking back, it has been almost 3 years! Wow!

There are a couple of requirement which needs to be fulfil in order for us to apply for the HLE, basic are;

1) You need to be a Singapore Citizen or PR
2) You need to be employed.
3) You need to have an income within the stated income gap by HDB.
4) This needs to be the 1st time you are loaning from HDB, we are each allow to loan once max twice with them.

Once you know that you meet the requirements which we did, you can go ahead and submit the HLE form. Unlike back then in 2011, HLE form submission are all done online now with our Singpass assess. So all you need to have the the scan / PDF copy of each of your CPF statement, payslip and HLE form ready when u log on to the Singpass for submission!


In the end, we submitted the HLE letter on 27/02/2014, and now it is just waiting for the results of HLE and the keys!!! =)

Our Future Home!!!

About 3 years ago, in October of 2010, we begin applying for our BTO flat. At that point of time, we were both still studying in university, but it was strong faith and of cause, lots of encouragement from my parents, that allow us to draw out the courage to apply flat even when we really have nothing and the future is still unclear for both of us.

The application process was a stressful one as there are so many factors which influence the flat that we want and will get; Singapore too little land - especially in developed areas. The first area we applied for was Yishun Greenwalk. We got a number for that but it was in the 208% of the selection, by the time it was our turn there was only 1 unit left, there is really no choice at all, thus we rejected it.

We waited about 2 months or so for another area to be release; Sengkang Fernvale. We got a number for that too, but it was in the 213% and from the first experience we know we won't be able to have much choice from that as well. Therefore, the following month when Hougang Parkview was release, we applied. And this time round, our Q number was well within 88% of the selection. We were both extremely delighted and excited for our flat selection. But little did we know the nightmare to come.

The day comes for us to select our flat, we were both super lucky to be first in line for the selection appointment for the day, thus we know that whatever is left online the night before if we select it we will get it in the morning. And true enough we did.

We got a unit @ the 16 floor, real high up, I like! And just like this with the future still unclear, we got our flat. Here is a bit more about our flat!

Looking back at this decision we made, there was no regrets even though it was really a tough period for us. Still remember we have NO GRANT, little CPF, no full-time income. But still manage to tie in together, not take a single cent from our parents and with whatever savings and earning from tuition and blogshop, pull through together and indeed from this experience we come out stronger together. And of course appreciate what we have between the 2 of us more! It was not easy, but we choose to stand by each other no matter what. And today we are just looking forward to getting the key real soon!!! =)

Currently, the building process is done, they are painting the inside of the flat and the outside they have also started painting a little. So yup after 2 years, while many of our friends are just starting to get flats, we are glad to say that we are waiting to just move in. And with the price going up, the BTO release in the same area, this year have an increase of about 20K to 40K more. Thus we are really glad that even with nothing our faith, love and courage brought us there! =)

Well. How should i start.. As a couple, Suvie is always the one with alot of plans ahead in the future, while I am the lazy one, very impromptu actually. So during Year 4 sem 1, while we are studying? (not sure if i so hardworking anot), Suvie brought up the topic that we should try to apply for house as her parents encourage her to get. Well, at that time I was actually not so into the idea since we are not even financially stable, worst still, we did not even have a job. Maybe not for Suvie since she already more or less confirm she will be going into NIE.

Furthermore, we have a car to "FEED".. YES, we bought a Perodua Kenari when we are in Year 3 sem 2. You can say we are crazy, with no stable income yet we bought a car. We definitely had a hard time at that time, Suvie use her tuition money to contribute, while i use my tuition money and pocket money to contribute, and also our blogshop earnings. Still remember those days which i only limit myself to 4 bucks a day to spend.. Hahaha.. Everyday was chicken rice, mixed veg rice with 1 meat 1 veg.. and Instant noodles are my best pal...

So when Suvie was so into applying for the house, and being a supportive one, I decided to take a leap of faith. After all, applying for the house only need the registration fee though.. (Thats what i thought).. So Suvie was doing all the registration and all, while i did not help or contribute much, only nodding my head while playing computer games.. Hahaha.. Seriously, i really have no idea, only preference is to be near parents.. thats all.

I only remember we bid for some Yishun, Sengkang BTOs which i cant even remember the project name, let alone where the BTO located. When I finally realized, we already got the number for Hougang Parkview. Hahahha.. And very soon, we are called down to select the flat.

On the selection day, Suvie was having lesson in NIE, and if i am not wrong, i am still jobless hence I went down to HDB together with my mum. And because Suvie just started working and i have no income, we do not even have the capability to pay the 2K option fee to select the flat, ended up having to borrow from Suvie's parents. Back to selection of flat, as we know we are the first on that day to select the flat, we have the luxury to select the flat at home the night before, and do not have to go through the process of worrying that people might select your ideal home right before your turn.

So with the help of my mum and Suvie parents, we selected a unit high up @ 16floor.. =). We also did not choose to have HDB tiles and doors although they can be paid by CPF, but just to give anyone who read our blog a heads up, some of the BTO projects, the tiles are ugly and besides, they charge a much higher fee than outside market.

I think the real stressful time came when we have to pay the 1st down payment for the house. At that time, me and Suvie had already worked for at least half a year already. but the real problem is that our CPFs are not enough to pay the down payment, we could not get near parents grant as our BTO is not exactly near, we could not get Additional Housing Loan grant as our income had exceeded the limit. Not really into the idea of digging our cash savings to pay the house, we decided to make a trip down to meet the MPs. Well, not really a great fan of our dear Government, but the couple of trips down make me realize, if you get to meet your MP in your GRC, you should really go buy 4D or TOTO; and also, do not expect your problem will be solved even if your MP are some big shot.. In the end, thinking that we should not waste anymore time to ask for help, or rather waste time queuing to meet the Grass Root leaders. We decided to bite the bullet and pay the 6k cash instead. At least we pay with pride. I am a PROUD man.

Looking back, we are glad we make the decision to select the flat when we are still in university.. Though its abit stressful.. haha. =)
